1. Service Operator & Binding Agreement
This website and all accommodation enquiry & booking services are operated by SADIQ & CO. LETTINGS LTD, registered address Belmont Suite Paragon Business Park, Chorley New Road, Horwich, Bolton, England, BL6 6HG.
By browsing this website, submitting booking forms or sending rental enquiries, you fully acknowledge and agree to comply with all rules within these Terms of Service, alongside our separate Manual Booking Terms, Booking Cancellation & Offline Refund Terms, Privacy Policy and Cookie Policy. All terms take immediate effect upon your use of the site.
This platform only provides offline reservation application channels. No online monetary charges, deposits or card payments will be processed via any page or form on this website.
2. Official Service Scope
The website solely provides the following non-financial offline booking auxiliary functions:
- Display basic introduction, facility layout, capacity and pricing information of self-catering rental properties managed by our company.
- Online form submission channel for guests to send accommodation booking requests.
- Static display of all legal policy documents for user review.
- Basic message channel for guests to send consultation emails to our official contact address.
All actual rental contracts, identity verification and full rent settlement are completed face-to-face offline at the property location after our manual booking review approval.
3. Booking Submission User Obligations
All users submitting booking requests must abide by the following fixed rules, which are fully detailed in our Manual Booking Terms:
- All submitted personal contact, guest quantity and stay date information must be true, accurate and complete; false information will lead to direct rejection during manual review.
- All booking applications must be sent no less than 24 hours before the intended check-in time; same-day requests will not be accepted.
- Users shall not submit repeated, spam or false booking forms to occupy property schedules maliciously.
- Users shall only submit booking requests for personal self-use accommodation; resale or transfer of unconfirmed booking requests to third parties is prohibited.
4. Manual Booking Review Confirmation Rule
Submitting a booking form on this site does not constitute a legally binding rental agreement automatically. Every application requires full manual review by our administration team within 24 working hours.
- Only after we send an official booking confirmation email to your submitted mailbox, your reservation request is recognised as valid and reserved.
- Our company reserves the absolute right to reject any booking application without additional explanation, including but not limited to full property occupancy, incomplete user information or violation of site usage rules.
- After confirmation, all rent balances shall be settled through two offline methods only: on-site cash/physical card payment during check-in, or pre-arrival UK corporate bank transfer completed at least 3 working days before arrival.
5. Mandatory Property House Rule Compliance
Once your booking obtains official manual confirmation, you must strictly follow all house rules during your stay period:
- Strictly abide by the maximum adult and child guest quantity declared in your booking form; unregistered extra visitors and overnight guests are forbidden without written consent.
- No smoking, domestic pets, loud noise parties, illegal activities or damage to indoor furniture, electrical appliances and fixed facilities inside the rental unit.
- Adhere to fixed unified time rules: official check-in window 15:00 – 22:00, mandatory check-out before 10:00 on departure day.
- Take full custody of all personal valuables during your stay; our company bears no compensation liability for lost, stolen or damaged personal items.
Violation of any house rule will result in immediate termination of your rental right, and no refund will be issued in accordance with our offline refund policy.
6. Prohibited User Behaviours On This Platform
All visitors and booking applicants are forbidden to carry out the following acts on our website:
- Release false, insulting, violent, illegal or infringing text and picture content through any form on the site.
- Carry out crawler, data scraping, malicious attack or program intrusion behaviour to interfere with normal website operation.
- Use the website booking form to send advertising, spam, harassing or fraud information to our official mailbox.
- Copy, modify, resell or commercial reprint all property text, pictures and legal document content displayed on the website without written authorisation from SADIQ & CO. LETTINGS LTD.
We reserve the right to reject all subsequent booking applications from users who violate the above prohibitions.
7. Booking Modification, Cancellation & Refund Reference

All refund procedures are processed via manual offline bank transfer only; the website has no built-in automatic refund function or online capital channel of any kind.
8. Intellectual Property Ownership Statement
All text, property photos, layout design, logo, brand name and legal document content published on this website are exclusive intellectual property of SADIQ & CO. LETTINGS LTD.
No individual or third-party enterprise may copy, reproduce, edit, distribute or commercially use any content on the website without our formal written licensing approval. Unauthorised commercial reproduction shall constitute intellectual property infringement, and we reserve the right to pursue corresponding legal liabilities.
9. Liability Limitation Disclaimer
- Our website only provides offline booking application display and submission functions, and we do not assume any loss caused by users’ self-filled wrong contact information, missed confirmation emails or personal travel schedule changes.
- We do not collect, store or process any online card data, payment credentials or online deposit information through the website; all capital transactions are completed offline face-to-face, and we are not liable for any disputes arising from offline on-site payment behaviour.
- We take basic technical maintenance measures to ensure normal website access, but we do not guarantee uninterrupted 24-hour operation without temporary downtime caused by server maintenance, network failure or third-party line faults.
- We shall not be held responsible for allergic reactions, physical discomfort or personal injury caused by guests’ self-brought food, personal supplies and daily necessities inside the rental unit.
10. Policy Revision & Applicable Governing Law
SADIQ & CO. LETTINGS LTD reserves the right to revise and update these Terms of Service at any time to comply with UK housing, data protection and consumer regulations. The latest version published on this page takes immediate effect for all new website visitors and booking applicants.
All disputes arising from website use and offline accommodation rental services shall be governed by the laws of England and Wales, with disputes submitted to local courts in Bolton for resolution.
