This offline reservation secures exclusive private use of this twin-bed studio for your selected stay dates. No online card charge or deposit deduction will be processed via our website. You receive full access to private bathroom, self-catering kitchen, living zone and one free parking space during your stay. All booking submissions require manual review by our property management staff.

- Advance booking requirement: All reservations must be sent at least 1 full day before check-in date, same-day booking requests will be rejected.
- Check-in Hours: 15:00 – 22:00
- Check-out Deadline: Before 10:00 on departure day
- Offline Payment Terms: Total rental balance settled offline only. Two options: GBP cash or physical debit/credit card swipe at check-in reception; full UK bank transfer completed 3 working days prior to arrival. No online payment tools are available on this website.

- Food allergy reminder: No free food, snacks or drinks are supplied in the unit. All cooking supplies are self-provided by guests. Our lettings company accepts no liability for any allergic reaction resulting from self-brought food products.
- Personal goods disclaimer: All personal belongings left inside the studio are under guest’s full custody. We will not compensate for lost, damaged or stolen personal items.
- Cancellation regulation: Full offline refund for cancellations notified 7 days or more before arrival; zero refund for cancellations less than 7 days before check-in. Full rental cost will not be returned for unreported no-shows.
- House rules prohibition: Smoking, pets, loud parties and unregistered guests are strictly banned. Rule violations lead to extra cleaning fees and cancelled booking rights.
